Price of turnkey apartment finish in 2022
The market has accustomed us to comparing prices per square meter of living space. This is convenient but unfortunately misleading, as the final price depends on the scope of work and the finishing materials used, not the apartment's square footage. As a result, developers compete for every square meter at the expense of the quality of the apartments, and companies offering finishing packages are forced to build in a certain margin of error.
As a result, the price is inflated from the outset, especially for larger living spaces. When we add the developer's commission for acquiring a customer to this, we get a high final price. At first glance, a rate of 1000 PLN/m2 for finishing an apartment seems like an attractive price, but usually, only basic items are included in this range, constituting only a fraction of the final budget. Customers find out about the remaining costs much later and are unprepared for them.
At estimental, we don't work based on the price per square meter or on ready-made finishing packages. We plan all costs before signing the contract, during free consultations with an architect.
Conscious Budget Planning
To plan the budget well and fully consciously, we need to approach it individually. If we don't deal with it on a daily basis, the assistance of a specialist will be necessary. In this context, it is important that the person with whom we are planning the budget has a comprehensive understanding of prices and can determine the entire scope of work. In the presented examples, it is easy to notice that referencing the cost of finishing an apartment to the square meter of the finished area is not reliable, and the budget should always be planned individually, taking into account possibilities and expectations.
